HOA and Management Company

Our condo complex is governed by two bodies: the Home Owner’s Association (HOA), made up of residents of the complex, and Prism Realty Management, LLC, the management company.

The HOA Board provides oversight of the running of the complex and its finances. However, since it’s a part-time, all-volunteer Board, we hire a property management company, currently Prism, to run the facility on a day-to-day basis. The Board provides oversight of the property management company and the association’s finances.

For most activities concerning the day-to-day operations, Prism will be the one to contact. If the repair or improvement is higher than the amount that Prism can authorize then the Board needs to vote to approve or disapprove said item. If someone has a new idea, comment or suggestion for a new improvement or policy issue like looking into reassignment of limited common elements, changing the late fee/fine assessment policy then that is a Board issue.
